Accurate Inspections, LLC is a locally owned property inspection business in Dewitt, MI. ​Founded in 1976, the American Society of Home Inspectors (ASHI) is a not-for-profit professional association of home inspectors. Its main goal is to educate its members so they can operate according to ASHI’s standards of practice, giving potential homeowners all the information they could need regarding the conditions of the property.


For more than 40 years ASHI has set the gold standard in the home inspection industry, preparing its inspectors to cover all the major systems of a property (electric, septic, etc).  An ASHI home inspector has been subjected to rigorous testing as well as conducting 250 inspections before being considered certified and will be able to answer all of your questions. You also will be provided with a report on the condition of the property.

Those are the kind of doubts than an ASHI inspector can and WILL answer for you. Every inspector’s credentials are available for checking 24/7 at http://www.homeinspector.org on a database that’s being perpetually updated. Every inspector comes with their own set of equipment, that’s both accurate and non-invasive allowing for them to check everything without any risk of damage to the property.

What to Expect from a Home Inspection

​Accurate Inspections, LLC  will provide you with an inspector whose  home inspector certification is complete and up to date.  The inspector will meticulously survey all areas represented in the Inspection Checklist. You will have a thorough report of any significant findings.
Here’s a basic list of items the inspector would look at:

Inspection Checklist

​Roof: It will be inspected looking for possible signs of roof damage (missing shingles) as well as drainage problems that could arise from damaged/obstructed gutters and rain guards. The inspector will also verify that if there are any airflow problems that could cause damage by examining the ventilation and insulation.

Exterior Walls:  Cracks brickworks and stucco, possible changes in elevation and/or grading, finish defects and stains among others.
Garage & Grounds: From the door and door opener condition, to the ceilings, roof, walls and firewall, every bit of this section of the house gets inspected. The pitch or slope should also be adequate for the volume of rain the area normally handles to avoid flooding in the grounds.

Heating (HVAC) System: The wrong color of the furnace’s flame (orange instead of blue) can mean trouble. If there are flue gases escaping from the furnace, you could see corrosion on the exterior as well as hearing a forced air sound.

Electrical System:  After seeing the grounding covers everything and that there aren’t any problems with the wiring, the capacity of the system is tested. The inspector also checks that the circuit breakers and the main panel are in good condition. Other possible areas of interest include fixed lights and ceiling fans.
Interior Rooms/Living Area(s): Insulation, floors, ceilings get a very thorough look and the particular rooms get inspected according to their specific purpose.

Bedroom(s): The inspector will do a bedroom count and see if the septic system is adequate for the number present in the house. It’s a relatively unknown requirement but that has become increasingly more complicated and a source of enormous legal trouble. If any additional bedrooms were included after the house was built, the inspector will determine if it was done with the proper permits.

Attic: Special care is given looking for asbestos. The condition of the ventilation system is also of great importance.

Chimney & Drainage: The chimney should be cleaned annually by a CISA certified inspector to remove accumulated creosote which could start a fire. There are several levels of inspection and some may require a separate specialized inspector. The drainage also needs to be carefully examined since regular maintenance is required to avoid overflowing provoked by clogging of the drains.

​Doors & Windows: Proper insulation and correct fitting into the frames are the main items to take into account.

Foundation & Laundry Facilities: After checking beams and support posts, cracks are the biggest tell of a problem here as well as water damage which can indicate a failure in drainage systems.

Plumbing System & Water Heater: Leaks are the biggest possible problem in the plumbing system which requires going through the toilet, sinks and anywhere else where any of the former could be found. The Water Heather proper functioning is also checked, taking care to measure it reaches the temperatures it’s meant to.

Interior Rooms & Fireplace(s): The ventilation of the fireplace and the possible fire hazard it can present to the rest of the house will be checked. Glass fireplace doors or a mesh metal screen are a essential to avoid embers escaping the firebox.

Kitchen: The stove and the sink are the main areas of concern due to their heavy use and potential for regular trouble. The stove functioning will be tested and the sink will be inspected for possible clogging issues.

​Bathroom(s): The plumbing system inspection covers a great part of the bathroom but the inspector will also look that the caulking seals of the ceramic walls are adhering as they should.
